Resident Relations

RMC will handle all tenant questions and concerns as well as ensure the rules are properly followed.

Leasing

RMC's years of experience are most useful when it comes to leasing. Our staff is trained in all leasing requirements and the application process.

Tenant Screening

RMC follows all plans and procedures for achieving a maximum level of occupancy that complies with the State and Federal Fair Housing Laws.

Screening criteria includes: Credit Report, Criminal Background Check, Sex Offender Check, Rental History References and Income Verifications. RMC charges an application fee directly to the resident so there is no cost to the Property Owner.

Human Resource and Payroll Services

RMC will perform all staffing and personnel practices. We will recruit, hire, train, and promote persons in all job titles without regard to race, color, religion, national origin, sex, age, or physical or mental disability.

Accounting and Records

RMC uses state-of-the-art property management software to perform all bookkeeping functions. Owners receive monthly financial statements.

PICK-N-CHOOSE PROPERTY MANAGEMENT SERVICES

At RMC, we understand that no two properties are alike. Therefore, we are able to offer you services to meet your specific needs.

Accounting Only

If you want to lease the property yourself and handle the maintenance, we can do the rest!

Monthly Fee - 6% of gross collections. ($60 minimum)

Rent Collection - Rent is collected through credit cards, debit cards, checks or money orders. No extra processing fees! Rent is deposited into a bank account setup just for your property.

Accounts Payable - RMC will pay utilities, mortgages, taxes, vendors, etc. out of the bank account opened just for your property. There will never be commingling of monies! Property Owners will receive financial reports each month!

Eviction Filing for Non-Payment of Rent — Property Owner pays court and attorney fees while the tenant is charged back for the incurred expense.

Tenant Placement Only

Do you just need a good resident? We receive calls all day from people looking for a place to lease. Add your property to our list of properties available!

SELF-STORAGE FACILITY MANAGEMENT SERVICE

HOA MANAGEMENT

OVERVIEW

Residential Management Company, LLC (RMC) provides complete transparency and accountability to our clients. Board members have a fiduciary duty to their association and we take that responsibility very seriously. RMC is committed to assisting board members with all association matters to ensure smooth operations within the association allowing the Board to make informed decisions affecting their investment. Our goal is to exceed the expectations of our clients without charging 'extra' as many management companies do for services included in our Management Agreement.

FULL SERVICE

With our full service option RMC will not only handle all the accounting aspects of your association, we will also enforce your rules and covenants while managing your physical property. Our team of experts will handle all the day to day needs of your property and take care of maintenance and repairs needed to keep up the value of your investment. We will work with your existing vendors and provide multiple quotes to replace non performing vendors. This will assure your association the best services at the most affordable price without any up charges from the management company. $15 per unit.

Our accounting only service will handle all bookkeeping and financial responsibilities for your condominium, townhome, or homeowner associations so that you can focus on running the association. We can serve as your primary point of contact and provide operational assistance as needed. $10 per unit

COMPLIANCE SPECIALIST

TAX CREDIT LIHTC

With our extensive staff expertise in managing affordable communities, we've played a key role in assisting owners in obtaining financing in addition to the management of Low Income Housing Tax Credit (LIHTC) developments through the funding process, first year file lease-up, and annual compliance/operation.

RMC maintains an in-house certified compliance staff to ensure all developments comply with LIHTC Regulations and all Federal, State, and Local housing laws. We also prepare, maintain and submit to the proper agencies monthly compliance reports and annual owners certifications.

AFFORDABLE HOUSING

RMC manages properties under federal, state and local government subsidy programs, including project-based HUD Section 8 and IRS LIHTC Tax Credits.
